1. BUYING PROPERTY TO LET
If you are thinking about buying property in Spain for investment
or a holiday home you have probably considered letting it for
part of the year. Here are a few things you should consider
before you buy.
The 3 most important things for any property as they say is
Location, Location, Location. People looking for holiday villas
or apartments want to be near some amenities. Most popular are
near golf courses or beaches or if your property is not near
either it must have a pool. We considered this when buying our
villa in Spain a few years ago as we wanted good rental
potential. Our villa is one mile from the Villamartin golf course
one and a half miles from La Zenia beach and the communal pool is
a few meters away. These factors mean that our villa is fully
booked for around 26 weeks per year. The rental income covers
our mortgage and running costs. The location of the property
should be within easy reach of an airport, I suggest no further
than one hour away, preferably less.
Your rental property should be well furnished and equipped.
Holiday makers expect a high standard so things like air
conditioning, satellite TV and a fully equipped kitchen,
microwave, dishwasher all make a property more rentable. Once you
have your property ready you will need to find tenants. You can
either employ a Spanish letting agency or do it yourself. Letting
agencies will look after your property, find the tenants and
manage everything for you. This comes at a price and can cost up
to 25% of your rental income but is an easy solution. Some agents
may agree to pay you a flat fee whether your property is rented
or not. This amount is negotiable. If you like to be more in
control an have the time to take the bookings yourself all you
will need is someone to clean the property between lets. There
are plenty of people is Spain who can provide this service but
be sure to use a recommended company and take up references.

Over the past few weeks our Spanish partners have been selecting
one resale property per week that they consider a "star buy" so

Our last property of the week is an executive 2 bedroom townhouse
at Los Dolses, Villamartin. I can recommend this area as this is

3. TRIP TO ALMERIA
We have just returned from yet another trip to Spain. This time
we decided to venture further south to the Costa de Almeria.
We have already been to Mojacar in the north of Almeria so we
flew into Almeria airport and stayed at Aguadulce, visiting
Almeria town, Roquetas de Mar and Almerimar.
We only came across a few English people during our visit as
most of the properties are owned by Spanish. There are a number
of hotels in Roquetas de Mar which are used mainly by English,
German and other Europeans. This area is different in many ways
from Costa Blanca, the climate is hotter and more humid, the
landscape is more dessert like and the food is more Spanish.
This area is great for investment as development is more
restricted. A lot of investment is being put into the area
to improve the transport links including a new airport.
We were very impressed with one development in Almerimar so
we put a deposit down on a phase 1 apartment which is due
for completion next year. I am sure this will be a great
investment as phase 1 is already sold out.
