1. THE SPANISH PROPERTY BOOM

There may be a property price crash on the horizon in the
UK but the Spanish property market is still booming.
Here are the latest figures from Tinsa (nearest equivalent
to a Spanish RICS):

* First 3 months of 2004
New property increased by 3.5% in value
Used property increased by 4.4% in value

* Annual growth to March 04
New property increased by 17.31% in value
Used property increased by 16.94% in value

Interestingly, the fastest property value growth is in
second hand property outside the regional capital cities and
in the following order:

1. Murcia 29%
2. Tarragona 28% (nr the Reus airport)
3. Malaga 27%
4. Balearics 26%
5. Granada 24%
6. Cadiz 23%
7. Valencia region of the Valencia province 21%

Most interesting is that over the first 3 months of this
year used property replaced new property as the fastest
growing sector.

3. NEW DEVELOPMENTS

On our recent trip to Spain we had a look at how some of the
new developments are coming along. First we visited the site
for the exclusive Nueva Ribera Beach Club. This is located
just North of Los Alcazares on the Mar Menor, Costa Calida.
The promenade has been completed and the perimeter walls were
under construction. This is a great location for a beach

Our next port of call was the Natura Golf Resort. This
development of exclusive apartments is a few minutes from our own
villa, located on the other side of the Villamartin golf course.
Phase 1 is complete and we had a good look around the show
apartment. We were very impressed with the build quality and as
the show apartment is a corner unit the outside space was
fantastic. These apartments also include private underground
parking and a large storage room for each apartment.
Natura Golf ideally located on the edge of the Villamartin golf
course and about 3km from La Zenia beach.

We also took a drive out to see how the La Finca Golf development
was coming along at Algorfa. The golf course has been completed
for a few years but building has been a bit slow. Not any more!
There a number of different types of properties completed and I
think this site is a great investment opportunity. If you would
like a golf property and don't mind being about a ten minute
drive from the sea this would be ideal.
