1. NUEVA RIBERA BEACH CLUB - DEVELOPMENT UPDATE
After publishing details of this new beach development on the web
site and newsletter last month I have received a large number of
enquiries from readers about these properties. So I thought I'd
give you all a progress report.

Construction began in January 2004. It will be constructed in four
years and four phases. The first phase which includes apartments,
semi-detached and detached villas. At the moment we have apartments
with one, two or three bedrooms for sale. The villas (with prices
and plans) will be released in 1-2 months. The completion date for
the apartments in the first phase is the 30th of June 2006. There
is a one floor apartment on the ground floor. Above this one there
is one more apartment. The upper apartment is either a one floor
apartment, a penthouse or a one floor apartment with a sun roof.

With the first phase will also be two tennis courts, two paddle
tennis courts, a putting green and a Beach Club. The Beach Club
will have an indoor heated swimming pool, gymnasium, wellness
centre, restaurant, café and shops. It will be accessible for
residents and members only.

Nueva Ribera Beach Club will be completely fenced in and have
24 hour security. All the properties have garage space and storage
under ground. The properties come with fully fitted kitchen (all
the white goods including tumble dryer) and installed air condition
with heat and cold.

2. BUYING A GOLF PROPERTY IN SPAIN
Buying a property near a golf course is very much like buying
beach property. The nearer to the golf course or beach, the more
expensive the property will be. People will pay a premium for a
property that has views over the fairway or green just like people
love to have sea views. Properties are described as "front line"
or "second line" meaning that the property overlooks the golf
course is one row back from properties that overlook the
course.
You don't need to be a golfer to buy a golf property. Plenty of
front line golf properties are owned by non-players. They love
having a view over the peaceful green courses and there is great
rental potential as well.
The number of golf courses in the South Costa Blanca and
Costa Calida area is set to double or even triple in the next
few years so there is plenty of choice.

Here is a few details on some of the developments.

Villamartin - This is one of the oldest courses on the Costa
Blanca. Built in 1972, it played host to the 1994 Mediterranean
open. The clubhouse is around 3 km from the beach at La Zenia
and about 15 minutes drive from Torrevieja town. You can still
buy new property in this area but if you want a front line or
second line property you will need to wait for a resale to come
onto the market.

Campoamor - This course is only a few minutes drive from
Villamartin. There are still new front line apartments available
in this area. The clubhouse is 5 star and has excellent views over
the countryside.

Las Ramblas - Near Campoamor and Villamartin this is the newest
of the 3 Oriheula Costa golf clubs. Still a lot of property
development going on.

Quesada - Well established golf course around 10km inland from
Torrevieja. Great views over the salt lakes and a lively ex-pat
community

La Finca - Fairly new course opened in 2000 inland near Algorfa.
Properties here are being built by the same developers as at
Villamartin so they are the same high standard of build quality.

La Manga - Famous development overlooking the Mar Menor in
Costa Calida. Resale properties and golf are expensive here.

Mar Menor Golf Resort - Building has just recently started here
although most of the properties have been sold. The golf course
will not be ready for a few years and nor will some of the
properties.

Sucina Golf & Country Club - Another new development in Costa
Calida.

Mosa Trajectum Golf and Sports Resort - Yet another new
exclusive development in Costa Calida

There are other golf developments planned in the area so as soon
as I have any information I will pass it on to you via this
newsletter and the web site.
