1. BUYING OFF PLAN - INVESTMENT OPPORTUNITY
If you are looking to make a short term investment in property but
are concerned about the extra charges and taxes here is a scheme
that may suit you.
It is possible to buy an off-plan property in Spain, pay the
instalments (3000 euros deposit + 25% of price + further 25%) and
after about 9-10 months, put the property back on the market and
re-sell it.
In effect, you are not selling the property, you are selling the
contract. You don't have to be a financial genius to appreciate
that making 12 months capital gain on the full price of the
property for an outlay of just over half the price, on a secure
investment, is a great deal!
It is perfectly legal and ethical, but only 1 developer in the
Costa Blanca/Costa Calida area will allow it. This is because
Spanish developers do not like punters making a profit on a house
they do not own. The big attraction is that you do not have to
pay the 7% VAT, nor the 3% legal charges, both of which are
applied when you buy a property, nor the transfer tax of 5% which
is applied when you sell a property.
An advantage with this developer is the payment period: usually
it is 25% at 30 days after signing the contract, and the second
25% after another 30 days. The terms we have negotiated for our
clients are 25% at 30 days, and 25% 3 months later. So our
client's 50% investment is not spread over 12 months. 25% over
11 months and 25% over 8 months averages out at 50% over 9.5
months, which makes the annual ROI even better.

2. PLANNED NEW INFRASTRUCTURE TO PUSH UP PRICES?
Spain's Murcia Region is to get a new international airport.
The plan has been approved and it is hoped all the licences
will be issued to enable construction to be completed by
2005.
The proposed airport will be built between Covera and
Valladolises on a site west of the Murcia Cartagena highway.
It is expected that a million passengers will use the
airport every year, nearly 80% per cent of them from England
Germany and Ireland, most of whom will make the trip all-
year round.
A planned AVE high speed train route to connect Murcia with
Madrid will provide fast links to the capital.
According to my latest information, the largest aircraft
currently in service will be able to land at the new airport,
along with the planned Airbus 600.
The new transport hub will undoubtedly bring new interest
and investment to the area and continue to stimulate
property price growth in the area.
Don't forget, the region's property prices have already
risen over the last six years (almost 50% since 2001) and
this trend will see more of the same.
